Chapter 01
A flat roof fails quietly
On a house, a roof problem announces itself in a bedroom. On a commercial building it tends to surface as a stain in a corner of a ceiling tile that nobody owns, above a store room or a stairwell, and it can sit there for a season before anyone reports it upward.
The signs are the same four every time: water dripping from ceilings, stains spreading on the ceiling, decking beginning to sag, and energy efficiency dropping across the building. The last one is the most expensive and the least likely to be attributed to the roof.
The person who notices first is almost never the owner. It is a tenant, a shift supervisor or whoever opens up in the morning, which is why it is worth telling them what to look for.

Certified by system, not in general
Commercial roofing is a set of distinct systems that fail in distinct ways, and the certifications follow the system rather than the trade. On metal we are certified for McElroy, PatClad and Berridge. On coatings, for Gaco, Mulehide, Sherwin Williams, Everest and CertainTeed smart flash. On flat roofs, for Suprema, CertainTeed, Mulehide and Derbigum. For performance roofing solutions, GAF asphalt and single ply, Polyglass and Carlisle.
The work itself covers TPO and PVC roofing, 2-ply SBS modified bitumen in torch, self-adhered and cold process applications, standing seam and exposed fastener metal, metal wall panels, metal soffit panels, metal coping cap, and the roof-associated flashings that go with all of them. Torchdown and two-layer roll roofing as well, where that is the right call for the deck.

Working over an occupied building
Most commercial roofing happens over people who are still working underneath it, and over stock, vehicles and customers who did not choose to be part of the job. The daily clean-down and care around landscaping that our residential customers describe applies just as much to a parking lot and a loading area.
