Chapter 01

The five things a roof does before it leaks

By the time water is coming through a ceiling, the roof has usually been telling you for a season or two. Water drips and stains on the ceiling are the late signal. The earlier ones are shingles that have started to curl or blister, decking that has begun to sag along a plane, and a power bill that has climbed without the house doing anything different.

The one almost everybody misses is granules. Asphalt shingles shed their granules as they age, and those granules end up in the gutter. Most homeowners scoop that grit out, assume it is dirt, and think nothing of it. It is the surface of the roof, and the rate it is coming off is a fair measure of how much roof is left.

If you recognise two or more of those on your own house, that is the point to have somebody up there. It is also the cheapest moment in the whole sequence.

A free evaluation is booked within 24 to 48 hours of the call, and it means a roofing contractor physically on the roof checking for damage and missing shingles, not a look from the driveway. Damage is regularly confined to one plane, one valley or the flashing around a chimney, and none of those are visible from the ground.

In many cases a roofing project is finished in a single day. Larger or more complex roofs, the ones with several gables, valleys and penetrations, take two days or more, and we would rather say so at the evaluation than discover it on day two. We install Atlas, CertainTeed and Owens Corning shingles, and we will explain the difference between them for your roof rather than in general.

Twice a year, and what the warranty actually covers

We recommend an inspection at least twice a year. Age matters on its own: a typical roof lasts 25 to 50 years, so a roof past the twenty-year mark deserves looking at whether or not anything has obviously failed. In this parish the storm season does its own accelerated ageing on top of that.
